Today we have Sherry Raleigh Adams with Millennium 5 Powered by Keller Williams Realty West. She’s a certified probate specialist and she’s going to tell us about how she can simplify the probate process.
What inspired you to work with seniors and the probate process?
I just think they’re very interesting. Seniors have a lifetime of experiences. Sometimes they share those stories with me, and I always enjoy it. In 2020 I was evaluating my business plan and I noticed that my business had kind of gravitated toward a larger proportion of senior clients. The thinking back on those particular transactions I noticed that there were some a small percentage of clients were involved in probate or inherited estates. Some of them were going through a pretty rough time and I didn’t feel that I had the tools to be able to help them adequately. My solution was to get my Certified Probate Real Estate Certification and I’ve been doing that since 2021.
Can you please tell us about being a Certified Probate Real Estate Specialist?
It is about helping people. We all lose people that we love. And some of us are tasked with the responsibility of managing the probate estate or the inherited estate. It’s a confusing time because people generally don’t have a lot of experience with it, and they don’t do it on a daily basis. It can be helpful to have a hand with that. That is where I come in. I can help by helping the personal representative find solutions to very difficult problems. I have learned a lot of creative ways to resolve those issues. There can be a lot of things that need to be taken care, so I can help people prioritize what do. I can help with the personal property inventory and the evaluation of the real estate. If it makes sense to sell the property, then I can help them process the sale and I can help them sell the property.
I’m not an attorney though. Most of my clients already have an attorney when they come to me. But the problem is attorneys don’t have a lot of extra time on their hands to handle these smaller or fringe questions and that’s where I can step in to help and make it easier for them. The Probate Process can be anywhere from 8-18 months. I can be there throughout the whole process to help them through it.
Who can use a Certified Probate Real Estate Specialist?
Anyone dealing with a probate estate or inherited this state that has questions or concerns and needs creative solutions. Even if there is not real estate involved, I want to help people. People deserve timely information. I don’t charge anything for my Probate services. I do enjoy helping people. The only thing I ask is if there is real estate with the estate, and it makes sense to sell it, that they give me a chance to interview for the job.
